Assist2Sell is a flat-fee brokerage, which charges fees that are generally lower than those charged by traditional realtors. Fees for property sellers vary by location and individual office; some charge a flat fee, while others charge a flat fee for lower-priced properties and a percentage-based fee for higher-priced properties. Assist2Sell does not charge buyer fees.

You’ll need to contact your local office to get specific fee information, but we’ve outlined the details of Assist2Sell’s common fee structures below. We spoke with a corporate customer service representative to compile this information and confirmed the details with Assist2Sell offices in Virginia, Texas, California, Utah, and Oregon.

Assist2Sell Fee Structure

Seller Services

Assist2Sell’s flat fees are lower than the fees typically charged by realtors to list and sell your property. Realtors generally charge sellers 6% of the closing cost of the property. If you hire Assist2Sell to list and sell your property, the lowest possible flat fee is generally $2,995 to $3,995.

Note that some Assist2Sell offices start at a higher flat-fee amount. The flat fee generally increases the higher the list price of the property. The services covered by the fees include listing your property on the Multiple Listing Service (MLS) and listing your property on other real estate websites, such as Zillow and Trulia.

Flat Fees vs. Percentage Fees

While some of the Assist2Sell offices that we contacted charge a flat fee to list properties at all price points, others charge a flat fee for lower-priced properties and a percentage-based fee for higher-priced properties. These offices generally charge a flat fee of $3,995 for properties with price points up to $400,000. For price points over $400,000, they charge a percentage fee of 1% of the property’s closing price instead of the flat fee.

Other offices only charge flat fees but structure their fees based on the property’s price point. Common examples include:

  • Flat fee of $3,995 for properties with price points up to $400,000 and $4,995 for properties listed over $400,000
  • Flat fee of $2,995 for properties listed up to $250,000 with a fee increase of $1,000 for every $100,000 price increase (meaning $3,995 for properties up to $350,000, $4,995 for properties up to $450,000, etc.)

Additional Fees

Most offices we spoke with charge a 2.5% co-op fee in addition to the brokerage fees detailed above if the buyer-side representative is not affiliated with Assist2Sell.

Buyer Services

Assist2Sell also offers real estate representation services for buyers. It offers these services at no charge, and with no commitment; it does not charge you a buyer-side fee and is instead reimbursed by the seller commission.
